About the Project

  • What is being proposed for this site?

    The proposal is for a new mixed-use, purpose-built rental development that is consistent with the City of Toronto’s Official Plan and applicable zoning and planning policies.

    The building will include 494 purpose-built rental homes, of which 148 will be affordable rental homes maintained in perpetuity. The unit mix includes:

    • 38 studio units

    • 278 one-bedroom units

    • 128 two-bedroom units

    • 50 three-bedroom units

    The development will also feature a café, Rick Hansen Foundation Certification Gold accreditation, Tier 2 of the Toronto Green Standard, and a publicly accessible space (P.A.S.) that functions as a park-like extension to the existing connection between Merton street and the Kay Gardener beltline.

  • The proposed building will be 40 storeys tall.

    This height is consistent with local planning policies, including the Yonge–Eglinton Secondary Plan, approved by City Council in 2019. These policies recognize the area’s excellent access to rapid transit, cycling infrastructure, community services, and the evolving character of development along Merton Street and the surrounding area

  • Toronto is facing a significant housing crisis. City Council has identified the redevelopment of underutilized City-owned sites as a key strategy to deliver new housing quickly.

    This site is well suited for redevelopment due to:

    • Its proximity to transit

    • Access to existing community services

    • Alignment with current planning policies

    • Its underutilized condition relative to permitted density

  • Balconies are proposed for south-facing units only.

  • Yes. Affordable units will be distributed throughout the building, across different unit types (studio, one-, two-, and three-bedroom) and across multiple floors.

    • Studio: 8%

    • One-bedroom: 56%

    • Two-bedroom: 26%

    • Three-bedroom: 10%

    • Studio: 391 sq. ft.

    • One-bedroom: 519 sq. ft.

    • Two-bedroom: 734 sq. ft.

    Overall average unit size: 607 sq. ft.

  • The ground-floor retail space will be 153 square metres.

  • The project meets or exceeds City parking requirements. Bicycle parking and proximity to transit are emphasized to reduce reliance on private vehicles.

  • Yes, this building has been designed to meet Rick Hansen Foundation Certification - Gold.

  • A Publicly Accessible Space (P.A.S.) is a space that is open to the public but privately maintained by the building owner or operator.

    Public access is secured through a legal agreement with the City of Toronto. These spaces are common throughout the city and function similarly to small parks or plazas.

  • The P.A.S. is proposed as an enhanced and widened connection between Merton Street and the Kay Gardner Beltline Trail.

  • All existing trees along the Beltline will be protected.

  • The water fountain will be temporarily removed during construction and reinstalled once construction is complete.

  • No. The development is designed to fully comply with the City of Toronto’s stormwater management requirements.

    The site will be designed to safely manage storm events up to the 100-year storm, meaning the proposed conditions will improve stormwater management compared to existing conditions.

  • Construction will comply with City of Toronto noise bylaws and all provincial regulations.

    No person shall emit or cause or permit the emission of sound resulting from construction or any operation of construction equipment that is clearly audible: 

    • From 7:00 p.m. to 7:00 a.m., except until 9:00 a.m. on Saturdays

    • On Sundays and statutory holidays

    A dust control program will be implemented to minimize the effects of on-site activities. Some of these preventative measures include daily cleaning of road pavement and sidewalks along the front of the property, street sweeping, silt fencing, water spray and inspection of catch basins.   

    • Monday to Friday: 7:00 a.m. – 7:00 p.m.

    • Saturday: 9:00 a.m. – 7:00 p.m.

    • No construction on Sundays or statutory holidays

  • Construction timing depends on approvals and site conditions. Current projections anticipate completion by Q4 2029. Please see the projected Construction Schedule.

  • Public safety is a top priority. The project will include:

    • Hoarding around the full site perimeter

    • Overhead protection where required

    • Clearly marked and protected pedestrian routes

    Special attention will be given to maintaining safety along the Beltline Trail and nearby walkways.
